Deer Valley East Village is the newest base area in the Park City region, rising on the hillsides above Jordanelle Reservoir in Wasatch County. It’s still being built, which is part of its appeal and part of what to weigh.

At a glance
- Where. Off US-40 above the Jordanelle, about 20 minutes from Main Street and 40 from Salt Lake City International Airport.
- Homes. Ski-in, ski-out condos, hotel residences, townhomes and homesites, including Cormont, Marcella and the residences at the Grand Hyatt, with the Four Seasons and Waldorf Astoria to come.
- Skiing. The East Village Express gondola climbs to Park Peak, and the new Hail Peak Express opens this winter. The East Village Lodge is due for the 2027-28 season.
- Outside. Jordanelle State Park below, for boating, paddling and the trail around the reservoir.
- Errands. Restaurants at the Grand Hyatt and the new Canopy by Hilton. A grocery store is planned but not yet built, so for now it’s Heber or Kimball Junction.
- Getting around. Free day-skier parking, and High Valley Transit’s Wasatch Back Connector stops at the village.
- Schools. Wasatch County School District. Check any address with the district.
Daily life
For now, East Village is mostly about the mountain. The Grand Hyatt opened in 2024 and the Canopy this year, and a Four Seasons and Waldorf Astoria are on the way, along with dozens of shops and restaurants. In summer, the reservoir below is the draw.
Worth knowing
Buying somewhere under construction means looking at three things: what’s finished, what’s approved and what’s only planned. Timelines move, as they always do with projects this size, so look at the view and access you’ll have today and at what will be built around them. East Village is also in a different county from Park City, which affects property taxes, schools and services.
My take
My go-to spot. The East Village base area, partly because it’s fascinating to watch a completely new resort village take shape.
What people don’t realize. The experience will keep changing as each phase opens. What exists today and what’s been announced for the future both matter, but they aren’t the same thing.
What I love most. The chance to be part of Deer Valley’s next chapter, with newer residences and access from a completely different side of the mountain.
If you’d like to see East Village the way I’d show it, say hello.
